Fair housing commitment
Every listing ListingFable writes is advertising for a dwelling, which puts it squarely under the Fair Housing Act. We treat that as an engineering requirement rather than a disclaimer — the checks below run before you ever see a draft.
Copy is checked before you see it
Generated listing copy runs through a phrase check drawn from HUD advertising guidance and NAR Article 10 wordlists. It is deliberately deterministic rather than model-based, so the same sentence is judged the same way every time. Flags are shown to the agent with the reason and a suggested rewrite — we surface them, we don't silently edit your listing.
What gets flagged
Language implying a preference or limitation based on a protected class: familial status (“family-friendly”, “perfect for families”, “no children”, “empty nesters”), sex, religion (“walking distance to church”, naming a religious community), race or national origin (“exclusive”, “integrated”, or “ethnic” neighborhood), and disability. Crime and safety characterizations are flagged too — “safe neighborhood” correlates with protected classes and is replaced with verifiable facts like transit and walk score.
Describe the property, not the buyer
The rule behind every flag is the same one HUD applies: describe the dwelling, never the person who should live in it. “Family room”, “master-planned community”, and a nearby children's museum are facts about a property and pass untouched. “Perfect for families” is a statement about who belongs there, and doesn't.
Staging and disclosure
Virtually staged images are always labeled as such, in the gallery and in the file we hand back for MLS upload. Staging adds furniture and finishes; it never removes, adds, or alters a structural feature, and never changes what a window looks out on. A before-and-after toggle stays available on every staged image.
The agent is the publisher
Nothing publishes without an agent approving it. Automated checks reduce the chance that a violation reaches a draft — they are not legal advice and they don't transfer responsibility for published copy away from the licensee.
Report something
If you find language on a ListingFable site that shouldn't be there, tell us and we'll correct the listing and the wordlist the same day.
